Send whatever you currently have. This may include property details, existing copy, financials, photos, aerials, site plans, maps, demographics, branding guidelines, or examples of previous marketing materials.

You do not need to have everything finalized before submitting.

No problem. Submit what you have available and note anything that is still pending. I'll review the project and follow up if anything important is needed before design begins.

Demographics Note: I do not have direct access to CoStar. If CoStar demographics are required, the broker will need to provide a current demographic report. If a report is not available, I can also research nearby active listings or other available sources to help locate relevant demographic data.

Yes. Previous Offering Memorandums, flyers, brand guidelines, or examples of designs you like are helpful. They can be uploaded with your project files and used as a visual reference.

Yes. You can upload Excel spreadsheets, rent rolls, financial summaries, pricing information, tenant information, and other supporting documents.

Yes. Upload any available property photos, drone photography, renderings, site plans, or other imagery.

If additional photos are coming later, you can submit the project now and provide the remaining files when they're ready.

Yes. If demographics are needed for your project, I prefer that you provide a current demographic report from CoStar or another trusted data source to ensure the information is accurate and consistent with your brokerage's data.

I do not have direct access to CoStar. If a demographic report is not available, I can research nearby active listings or other publicly available sources to help locate relevant demographic data for the property.

If your brokerage has specific demographic requirements, such as 1-, 3-, and 5-mile radius data, please include the report with your project files.

I'll review your project details and uploaded files and follow up to confirm the scope, pricing, estimated first-draft date, and any additional information needed.

Once everything is confirmed, the project will be scheduled for design.

Turnaround time is typically 3–4 business days, depending on the project scope and my current workload for the week. Once I review your project submission and materials, I'll provide an estimated timeline for the first draft so you know what to expect before we get started.

The estimated turnaround begins once payment and all necessary project materials have been received.

If content, photos, financials, maps, or other required materials are delayed, the project schedule and estimated delivery date may need to be adjusted based on current workload and availability.

Yes, depending on availability.

Rush turnaround may require an additional fee based on the size and complexity of the project and the requested deadline. Contact me directly at (503) 567-8629 or tim@bgdcre.com to confirm availability.

Pricing is based on the project scope, page count, available content, and the amount of custom design or production work required. After reviewing your submission, I'll confirm the scope and provide a quote before beginning the project.

New custom templates and first-time projects are quoted individually based on scope, page count, content, design requirements, and overall complexity.

Once a template and workflow have been established, I can offer retention pricing or bundled pricing for ongoing projects — for brokers, teams, and repeat clients who regularly need offering memorandums, investment decks, flyers, maps, or other CRE marketing materials.

Clients with multiple upcoming listings or ongoing design needs can contact me for custom volume or bundle pricing.

Each quote is based on the agreed project scope, including page count, content, design requirements, maps, site plans, financial tables, and any other requested deliverables.

If the scope changes after the project begins — including additional pages, new maps, extensive photo editing, additional site plans, substantial new content, or other new deliverables — additional costs may apply. Any additional charges are discussed and approved before proceeding.

I accept payment through Stripe, Venmo, or Zelle. Stripe payments are subject to applicable processing fees.

For most projects, full payment is required before work begins. This confirms the project and reserves dedicated time in my production schedule.

For larger investment pitch decks, offering memorandums, or more extensive projects, milestone payments can be arranged — typically 50% upfront to begin and 50% upon completion before delivery of the final files.

The project is added to the production schedule once the required payment and project materials have been received.

Once work has started and production time has been reserved, payments are generally non-refundable.

Cancellations made before work begins may be reviewed on a case-by-case basis.

Reasonable revisions are included as outlined in the project quote.

For the most efficient turnaround, please consolidate revisions into one email, document, or marked-up PDF whenever possible.

Major changes in design direction, significant new content, or work outside the original scope may require an additional fee.

Yes. Pricing includes reasonable post-market edits after a property or investment opportunity goes to market. This may include updates such as:

  • Asking price changes
  • Financial updates
  • Contact information changes
  • Property status changes
  • Minor copy updates
  • Similar routine edits to the existing design

Significant changes — such as adding new pages, redesigning sections, creating new maps or graphics, or substantially changing the original project scope — may require an additional fee. Any additional costs are discussed with you before work proceeds.

Yes. Source files are available upon request once the project has been completed and any remaining balance has been paid.

The client is responsible for thoroughly reviewing and approving the final draft before it is published, printed, distributed, uploaded, emailed, or otherwise used for marketing.

I make every effort to accurately transfer and present the information provided to me, but I'm not responsible for errors or omissions in client-supplied content, or for errors that remain after final approval. This includes, but isn't limited to:

  • Pricing
  • Financial information
  • Rent rolls
  • NOI or cap rates
  • Property details
  • Addresses
  • Acreage
  • Square footage
  • Tenant information
  • Demographics
  • Maps
  • Legal descriptions
  • Dates
  • Contact information
  • Other factual information

Please double-check all information carefully in the final proof — final approval confirms that you've reviewed the content and approved it for release.
